# RBI Enhances Limits For Housing Finance Loans On Repairs, Additions And Alterations

## Enhanced Limits For Housing Finance Loans

After a reviewal of the policy, the [RBI has raised the ceiling](https://m.rbi.org.in/scripts/FS_Notification.aspx?Id=12323&fn=2755&Mode=0) on loans to individuals for carrying out repairs/additions/alterations to their dwelling units from 1 lakh to 2 lakh in rural and semi-urban areas and from 2 lakh to 5 lakh in urban areas.

Loans granted under the enhanced limits for the purposes detailed above will also be eligible for classification under a priority sector. RBI had made no change to the extent combined ceiling for housing, real estate and commercial real estate loans granted by UCBs at 10% of total assets or the additional limit of 5% of total assets for grant of housing loans up to 25 lakh to individuals.

The ceiling on such loans is now revised to ₹10 lakh in metropolitan centres (those centres with a population of 10 lakh and above) and INR 6 lakh in other centres.
